DEVELOPMENT FINANCE

Investors and developers use development finance for a variety of reasons, sometimes overlapping with bridging finance. It’s generally used when converting a building from one purpose to another; for example, a former industrial mill to a block of luxury apartments. Development finance is also used to purchase land for building projects.

It works very much like bridging finance, but instead of the funds being released in one big lump, it’s often drip-fed to match how the development increases in value as each milestone is passed. For example, the stages could be:

  1. Land purchase
  2. Foundations of the property go in
  3. Property shell is complete
  4. Roof goes on
  5. Interior finished to final specification.

Each of these stages means the site is worth more than it was before, therefore the development financier can lend more money at each stage to keep the development moving forward.
