Although expensive compared to traditional mortgages, bridging loans fulfill a very important role, often filling a gap where a standard mortgage provider has no appetite. Of course, if there’s another more cost-effective solution, we’ll find it!

Bridging finance can be used for many reasons, but the most common we find are:

  • Chain break: Suppose you’re in the middle of selling your existing home and buying your new home. The person buying your home pulls out. What do you do? Bridging finance allows you to buy the new property BEFORE selling your old property. There’s a lot that needs to be considered before deciding to do this, but it does work and we regularly see it being used very successfully.
  • Property renovation: You find your ideal property, either as an investment or to live in. The property needs work and you’re prepared to take that on. You apply for a mortgage and the lender refuses you the money because the property needs too much work. This can be extremely frustrating as the whole reason for buying that particular property is because it needs work! Again, bridging finance helps allowing you to renovate the property to the standard you have in mind. Once finished, you can either sell the property or replace the bridging finance with a standard mortgage, depending on what your plans are.
  • Downsizing: What if you’ve lived in the ‘family home’ for decades and have long since paid your mortgage off. You long to downsize and have found a particular street you want to live on but properties in that area come up for sale very infrequently and usually sell again very quickly. Bridging finance allows you to act quickly to secure your new property (often without deposit) before you’ve sold your original family home.
  • Portfolio expansion: Skilled investors are often able to find properties and have low offers accepted through a process of careful negotiation with the property owner. We have access to bridging providers who will be able to lend up to 100% of the purchase price, no deposit required!
